The off-post housing gap nobody warns you about
Most off-post rentals in Anjeong-ri, Paengseong and the newer villa blocks around the base were leased through a realtor who was helpful right up until move-in day. Then the sink backs up, the realtor stops answering on weekends, and the landlord only speaks Korean. That gap is exactly what this service exists to close.
- Korean plumbing, American habits. Off-post houses usually have no garbage disposal, narrower kitchen drain lines than U.S. homes, and floor drains that dry out and let sewer odor into the bathroom. A surprising number of "broken plumbing" calls are really a mismatch between the house and how it is being used — when that is the case, we say so and show you the workaround instead of selling you a repair.
- Toilets and wipes. Flushable wipes are the single most common cause of the toilet calls we get from base families. Korean drain lines forgive them even less than American ones do.
- Newer villas, rushed construction. Much of the housing around Humphreys went up quickly during the base expansion. Loose fixture connections, poorly sloped drain branches and early leaks behind bathroom walls are common in buildings under ten years old.
Who pays — you or the landlord?
Under most Korean leases, the landlord is responsible for the building's plumbing unless the tenant caused the blockage. Before any work starts you get the diagnosis and a fixed price in writing; if the fault looks like the landlord's side, we document it with photos and a short written summary in Korean and English, so you can forward it to your realtor or landlord and let them take over the bill.
