Somewhere, Water Is Going Where It Shouldn't. Let's Find Where.

Korean homes hide their pipes under heated floors, which makes leaks here a particular art: the ondol loop that keeps your toes warm can also quietly soak the slab for months. Our job is to name the exact spot — so only that spot gets opened.

The usual first clues

  • A water bill that jumped although nothing about your routine changed
  • One patch of floor stays warm even with the heating off — classic sign of a hot-water or ondol loop leak
  • The boiler needs re-pressurizing every few days
  • The downstairs neighbor rings your bell holding photos of their ceiling
  • A musty smell or dark edge creeping along baseboards or bathroom silicone
  • A faint hiss inside a wall when the apartment is silent at night

Two-minute self-check: close every tap and water-using appliance, then look at your water meter (usually in the hallway cabinet or by the entrance). If the small dial still turns, water is leaving the supply line somewhere. Text us a photo of the meter and what you observed — it sharpens our diagnosis before we arrive.

From symptom to repaired pipe

1 · Tell us the symptoms

We explain the likely range on the phone after hearing the symptoms. Photos of the stain, the meter, or the boiler gauge all help us give you an honest expectation up front.

2 · Pinpoint without demolition

We narrow the leak down with listening equipment, thermal imaging and pressure testing — walls and floors stay closed during diagnosis.

3 · Fixed repair quote before opening

Once the point is located, you approve the repair figure — VAT-included total stated — before a single tile or patch of floor is opened.

4 · Locate, then decide the repair on site

Once the point is confirmed we explain the repair options and who does which part — some pipe types and waterproofing go to a specialist trade. You receive located-point photos and a written summary either way.

Price

Quoted by symptom · VAT 10% separate

We explain the likely range on the phone after hearing the symptoms.

  • Fixed quote before work starts — you agree to the number first. If the scope turns out to be different mid-job, we stop and explain before anything continues.
  • Card payment accepted. Cash receipt or corporate tax invoice (세금계산서) issued on request.
  • VAT 10% is quoted separately, and we tell you the VAT-included total before starting.

Renting? The paperwork matters as much as the repair

In Korean buildings, who pays depends on whether the leak started inside your unit or in the building's shared plumbing — and that is exactly what a documented detection establishes. Our findings summary gives you something concrete to hand your landlord or building office instead of a translated argument. The details are in the guide below.

What goes into the leak report (누수 소견서)

When the downstairs neighbor, the landlord or an insurer asks for a report, this is what ours records — no more, no less: the address and unit; the date and method of detection (acoustic, pressure test, thermal, tracer); the line found leaking (cold, hot, ondol heating, drain) and where along it; whether that line serves your unit only or is shared by the building; photos of the located point and the meter reading; and the repair that was recommended, with who performed which part. Insurers handling a daily-life liability claim (일상배상책임보험) ask for exactly these items — we write it so it can be filed as is.

Rain leak or pipe leak? (빗물누수 vs 배관누수)

A ceiling stain that grows only after rain, or a wall that dampens on the weather side of the building, is usually water coming in through the envelope — roof waterproofing, a window frame, an exterior crack or a blocked rooftop rain drain — not a supply pipe. We check the simple discriminators first: does the meter move with every tap closed, does the stain track a pipe route, does it dry out in a dry week. If it is rain and the fix is waterproofing (방수), we say so plainly and stop there — waterproofing is a specialist trade, not a plumbing job, and you should not pay us to guess at it.
