The Pump in Your Basement Pit Is Our Favorite Machine

Most Seoul villas and commercial buildings with a basement have a concrete pit — a 집수정 — where water collects below street-sewer level, and a submersible pump whose only job is lifting it out. Nobody thinks about that pump until the night it stops. This is the work we do most, and the work we like best.

How pump trouble announces itself

  • Silence during heavy rain while water climbs the pit walls — the classic monsoon emergency
  • The pump hums but moves no water — usually a jammed impeller (wet wipes and grit are the repeat offenders)
  • It runs nonstop or clicks on and off every minute — a stuck or failing float switch
  • The breaker trips whenever the pump tries to start — a seized or burnt motor drawing locked-rotor current
  • Sewage smell from the pit hatch, or the building's pump alarm won't stop sounding
  • Basement laundry or bathroom water backs up in a unit below sewer grade — the lift pump between you and the street has quit

If the pit is actively flooding: cut power to the pump circuit before anything else — never reach into standing water with a live motor in it. Then text us. We treat rising pits as emergencies at any hour, and the rate is the same at 3 a.m. as at 3 p.m.

The nameplate trick: a quote before we even visit

Every pump motor carries a small metal or foil label — the 명판 — on the motor housing or the control panel. One photo of it changes everything about your service call.

What the nameplate tells us

Horsepower (마력 or HP), voltage and phase (220V single-phase in most villas, three-phase in commercial buildings), and the outlet diameter. With those three facts we can price a like-for-like replacement before leaving the shop.

Can't find or read it?

Send a photo of the whole pump and the pit, plus the building type. Pit depth and what drains into it (groundwater only, or laundry and sewage too) let us bracket the spec — we confirm on site before you approve anything.

Why it matters: a pump sized by guesswork is how basements get a "new" pump that burns out in a year. Matching horsepower, head height and solids-handling type to your pit is the actual repair — the wrench work is the easy part.

Repair or replace? We price the honest option

Often repairable on the spot

Stuck or tangled float switches, a clogged impeller, a failed check valve letting water drain back into the pit, a dead starting capacitor. Small parts, same-visit fixes.

Usually time to replace

A seized or burnt winding, a cracked casing, or a pump that has already been rewound once. We tell you which side of the line yours falls on — and when it's genuinely borderline, we price both paths and you choose.

How a pump call runs

1 · Text the nameplate and the pit

Photos of the motor label, the pit, and the control panel if there is one. Tell us the horsepower or send a photo of the nameplate — we give a close range before visiting and confirm the fixed figure on site.

2 · Spec-based quote, your approval

You get the figure — with the VAT-included total — before we leave for your building, and we arrive carrying the matching pump and parts instead of a second appointment.

3 · Swap or repair, valve checked

We pull the old unit, install or repair, and inspect the check valve and discharge line while the pit is open — the second-most-common failure hides there.

4 · Full test cycles before we pack up

We fill and pump the pit through complete cycles, watch the float trip at the right levels, and leave you a photo record. Card payment, cash receipt or corporate tax invoice on the spot.

For shops and building managers: stop meeting your pump in emergencies

Restaurants, cafes and any commercial basement below sewer level run on a sewage lift pump (오수펌프) — and wipes, grease and food solids are exactly what jams one. For these buildings we offer a scheduled inspection arrangement: at an agreed interval we test float switches, clear the impeller, verify the check valve, and confirm twin-pump pits actually alternate instead of quietly running on one survivor. You get a dated log after each visit and a tax invoice for the books — and your pump stops choosing dinner rush as its moment.
